Does Homeowners Insurance Cover Water Damage in California?
Water damage is one of the most common homeowners claims in California — and one of the most misunderstood. Whether you're covered usually comes down to one question: was the damage sudden and accidental, or gradual? Here's how it breaks down.
Usually covered: sudden and accidental damage
Standard California homeowners policies typically cover water damage that happens suddenly and by accident, such as:
- A burst or frozen pipe
- A failed water heater, washing machine hose, or dishwasher
- An overflowing tub or sink
- Rain coming in through storm-damaged roofing
Usually NOT covered: gradual damage and neglect
Insurers generally deny claims for damage that built up over time or could have been prevented with maintenance:
- A slow, long-term leak under a sink or behind a wall
- Damage from lack of upkeep or deferred repairs
- Seepage through the foundation
The big exception: flooding
Damage from natural flooding — rivers, storm surge, mudflow — is not covered by standard homeowners insurance anywhere in California. That requires a separate flood policy (often through the NFIP). If you're in a flood-prone area, it's worth checking before the rainy season.
Key distinction: Water that reaches your home from the ground up (flooding) needs flood insurance. Water that starts inside your home (a burst pipe) is usually your homeowners policy.
What about mold?
Mold coverage depends on the cause. If mold results from a covered event — like a burst pipe you addressed promptly — remediation is often covered. Mold from a long-ignored leak usually isn't. Many California policies also cap mold coverage, so read your limits.
